In a quiet Wilmington neighborhood, one house sets the scene for Halloween with décor and spooks galore in the Triangle neighborhood.

On an unassuming street in the Triangle Neighborhood of Wilmington, one house glows orange at night. Every night of the year.

The top windows blaze like giant eyes, massive spiders climb the home’s brick walls and rain spouts, and an upside-down pentagram lights the door like glowing fangs.

And that’s just the outside.

Step through the front door and you see thousands upon thousands of Halloween ornaments, curios and playful party favors festooning the large space like a demonic Magic Gardens.

With his wild, wispy, Luciferian beard and long curly hair, Halloween-house owner Dan Martelli can be a little imposing until he smiles. Behind the orange glow, he is an energized and benevolent spirit, trying to make his home a place for fun, friends and occasional revelry.

“My mom used to make all of our costumes when I was growing up,” he says. “When I was 10, I decided to be an escaped maniac. We tied my arms in a straitjacket made out of bedsheets, blackened my eyes and made my hair stick straight out.”

Martelli has been interested in the occult from as far back as he can remember. He collected or inspired friends who had similar interests.

“The house has always had a lot of spirits in it,” Martelli says. “We’ve seen orbs a number of times. One time there were eight of us who saw three orbs that centered in the coffee table and then just split.”

One Halloween more than 15 years ago, he decided to make a statement. He decorated the house for a small Halloween party— and then continued to add to it every year.

With each holiday, the scale of the decorations—and the number of people attending the house party—have grown substantially.

“The last party we had, there were over 250 people,” Martelli says. “And we always have many kids who come to the front to trick or treat before the party starts in the back. We have a band and food, and we do have security to make sure it’s the same experience for everyone and no one underaged is there.”

For Martelli, Halloween is Christmas, New Year’s Day and his birthday all rolled into one. Perhaps the best party was Dan’s own Halloween wedding: “Me and [my husband] Michael will have been married seven years come this Halloween,” he says. “It was a Friday night, and there were 250 people here for an 8 p.m. wedding in our backyard. We had people dressed up like [Night of] the Living Dead handing out candy in the front while we were having a wedding in the back. I don’t think it gets any better than that.”

WILMINGTON – The Riverfront building boom is continuing with a new player, as a Baltimore-based development company announced plans Tuesday, Dec. 17, to build a 150-unit apartment complex near the Walnut Street Bridge.

Washington Place Equities (WPE), a development, ownership and management firm, acquired several parcels running from 301 to 401 A St. in South Wilmington from Southbank Associates LLC, an affiliate of Hunter Lott Realty. No sale price was announced, but a review of county land records estimates a sale of $3.4 million.

Founded in 2013, WPE is focused on multi-family residential projects and has mainly developed apartment complexes in its home city of Baltimore, but has also built a townhome community in York, Pennsylvania.

WPE will first develop a roughly 2-acre vacant lot at 401 A St. to build a 150-unit, mid-rise apartment complex overlooking the Christina River named River House. The project is anticipated to cost upward of $35 million, according to officials. The land sits just down the road from the Christina Landing community, owned by Buccini/Pollin Group, that features hundreds of apartments and townhomes.

The 300 block, encompassing nearly 3 acres, is currently home to about 41,000 square feet of office and industrial space that houses Final Focus Photography, Fresenius Kidney Care Center, Heritage Concrete, and more. WPE said that land would be available for future expansion of the residential project if the first phase is successful.

Dominic Wiker, vice president and director of development at WPE, told Delaware Business Times that the River House project was part of a decision to expand the company’s geographic footprint.

“Wilmington was right at the top of our list,” he said, noting the company looked at about a dozen sites around the city. “We really felt like the city had a pretty strong sense of itself.”

The location of the new project sits amidst renewed development in South Wilmington, including the 76ers Fieldhouse opened last year, and across the street from the offices of the marketing and analytics firm OneMagnify. It is also just across the river from the Wilmington rail station served by SEPTA and Amtrak, which could make it appealing to those who work in Philadelphia or other areas.

The city continues to see increased interest in residential development, with much of the concentration coming in a roughly 1-mile radius of the train station, especially along areas like Market Street. Buccini/Pollin Group, the city’s largest landowner and most prolific developer, recently broke ground on its latest 92-unit project, The Cooper, about half a mile from WPE’s planned project.

“We’re an extension of some of the work that has been going on around the Riverfront,” Wiker told DBT, explaining that they’ve done their homework on the revitalization efforts underway in the city. “We met with senior folks at Buccini/Pollin Group and they couldn’t be more welcoming.”

Notably, the WPE project sits within Wilmington’s Opportunity Zone, a federal program enacted by the Trump administration that substantially lowers taxes on capital gains in exchange for investment in qualified projects for up to a decade, if retained.

Wilmington boutique real estate firm Wye Realty Advisors represented Southbank in both its mortgage restructuring and the sale of the properties.

Wilmington brokerage firm Deaton McCue and Co. procured the purchaser in the transaction. The future apartment community will be managed by WPM Real Estate Management, an arm of WPE’s parent company.

The clearest real estate trend in the third quarter of 2018 was out-of-state investors buying up multimillion-dollar Delaware properties they believed were undervalued.

Two older apartment complexes and a North Wilmington office park each sold for more than $15 million to out-of-state investors.

According to CBRE Research, other top-dollar deals for the quarter include the sale of MBNA’s one-time flagship building on Rodney Square and the sale of Courthouse Square, a high-rise adjacent to the New Castle County Courthouse in downtown Wilmington.

Other multimillion-dollar deals include the sales of a Limestone Road apartment complex, the Pencader Corporate Center, Shady Park in Selbyville, the building that houses the New Castle Lowe’s store and the Bunker Hill Professional Center in Middletown.

In the two biggest deals, Olive Tree Management of Lakewood, New Jersey, paid $15.8 million for the 156-unit Mill Creek Village (top) apartment complex in Christiana and $15.6 million for the 168-unit Chateau Orleans (bottom) apartment complex in North Wilmington. Mill Creek Village was built in 1973. Chateau Orleans went up in 1967.

The company also paid $11.08 million for

Limestone Terrace, a 136-unit apartment complex built on Limestone Road in 1973.

Olive Tree describes its strategy as buying undervalued investments in order to maximize returns for its investors.

Real Capital Solutions, a Colorado private equity real estate firm, paid $12.5 million for the renovated Rockwood Office Park on Carr Road in North Wilmington, a three-building complex constructed in 1986 and renovated in 2006. On the company website, Real Capital Solutions describes itself as a highly entrepreneurial real estate company that buys properties where it can provide added value.

The purchase includes 204,725 square feet of rentable space on a 17.7-acre campus, including parking for 759. Eight of the acres are scenic easements, which are restricted from future development.

Real Capital Solutions also paid $12.5 million for

Courthouse Square, a Class A 10-story office building at 600 N. King St., with 162,212 square feet of recently renovated office space.

The former Alico Plaza was rebranded Courthouse Square three years ago to highlight its location adjacent to the New Castle County Courthouse and just across King Street from the Delaware Bar Association offices.

The imposing office building where the late MBNA honcho Charles Cawley once displayed vintage Duesenbergs in the lobby and dotted the executive suite with original Andrew Wyeth paintings was sold to Capital Commercial Investments in August. The Austin, Texas, company purchased Bracebridge I, the Rodney Square corner property at 1100 N. King St., and Bracebridge III on North King Street for a total of $12.5 million. Both are Class A buildings.

On its website, Capital Commercial Investments boasts of “the skill to identify opportunity where others cannot.”

According to the website, the company’s preferred acquisition is a property selling for $10 million or higher, but it considers properties from a $3 million minimum with no maximum. It boasts the ability to close with all cash for the right property.

At 430,243 square feet total, the Bracebridges are in the company’s sweet spot of projects 20,000 square feet to 1 million square feet. Capital Commercial Investments plans to add amenities and lease the buildings, according to CBRE, which brokered the deal.

RHP Properties, the largest privately held owner of manufactured home communities in the U.S., paid $8.96 million for a 69-acre Shady Park mobile home park in Selbyville in August. The Farmington Hills, Michigan, company operates 237 mobile home communities in 24 states, including Wild Meadows in Dover and Murray Manor in Wilmington.

According to the Coastal Point newspaper, the company made an unsolicited offer to buy the property from the Gray family of Selbyville. The family opened the park in 1970 and has operated it for 48 years.

Joshua Mermell, senior vice president of acquisitions for RHP, said the company is looking for more acquisitions in Delaware.

A Wilmington limited liability company dubbed Pencader Equities paid $4.62 million for 111-113 Pencader Drive in Glasgow in August. The deal includes two buildings with 63,000 square feet and an adjacent property.

Greggo & Ferrara, the vertically integrated New Castle heavy construction company that owns its own concrete company and asphalt company, paid $5.5 million for the Hessler Boulevard building that houses Lowe’s. The 99,400-square-foot building sold in July.

Investor Thomas Wilcox bought the 14-year-old Bunker Hill Professional Centre II in Middletown in August. He paid $3.9 million for the 20,853-square-foot Class A medical office building on 1.89 acres.

During a White House press briefing on Feb. 25, 2022, former press secretary Jen Psaki said that Biden can get work done from anywhere.

"I will note that, while every president can work from anywhere they are because that is how presidencies are equipped, he is traveling to Delaware for the memorial service of a family member. And he will be — that is why he’s traveling there this weekend," Psaki said.

"The president has the capacity to make a secure call from anywhere he is, yes," she added.

DOJ CONSIDERED LETTING THE FBI MONITOR SEARCH FOR CLASSIFIED DOCUMENTS IN BIDEN’S HOME: REPORT

But on Monday, the White House Counsel's Office said that Biden's Wilmington residence is personal. The office made the statement while explaining why visitor logs don't exist at Biden's Wilmington residence.

"Like every president in decades of modern history, his personal residence is personal," the office said.

Notably, Biden has previously held legislative meetings at the Wilmington home, such as one gathering with Senate Majority Leader Chuck Schumer, D-N.Y., and Sen. Joe Manchin, D-W.Va.

In addition to classified documents being found at Biden's private office at the Penn Biden Center in November, a number of Obama-era classified documents were also found last week in the garage of the Wilmington home.

SEVERAL TOP WHITE HOUSE OFFICIALS WORKED FOR BIDEN AT HIS THINK TANK WHERE CLASSIFIED DOCS DISCOVERED

The discovery was made during a search of Biden's Wilmington residence for classified documents.

"Because I have a security clearance, I went to Wilmington Thursday evening to facilitate providing the document the president's personal counsel found on Wednesday to the Justice Department," said White House Special Counsel Richard Sauber in a Saturday statement. "While I was transferring it to the DOJ officials who accompanied me, five additional pages with classification markings were discovered among the material with it, for a total of six pages. The DOJ officials with me immediately took possession of them."

Biden was asked about the classified documents last Thursday, telling Fox News they were in a locked garage.

"Classified documents next to your Corvette? What were you thinking?" Fox News' Peter Doocy asked Biden.

"I'm going to get the chance to speak on all of this, God willing, soon. But as I said earlier this week — and, by the way, my Corvette is in a locked garage, okay? So, it's not like they're sitting out in the street," Biden responded.

"So, the documents were in a locked garage?" Doocy asked.

Duarte said there are a total of 17,537 lights in the Halloween display outside his home (103 Cazier Drive, Middletown), which will be on view for the public through Halloween.

This 56-year-old horror buff gained national attention last year when he introduced a Christmas display assembled in his yard. He estimated that show featured close to 24,000 lights.

Similar to his Christmas display (which he said will return around Thanksgiving time), his Halloween light show is synced to a soundtrack of popular songs, all controlled by software.

On Halloween night only, Duarte said, he’ll bring out speakers for people to enjoy the music better. Meanwhile, folks within a few blocks of his house can listen to the tunes from the radio in their car by tuning into 97.7 FM.

We caught up with the holiday light king well ahead of Halloween to find out more about him and his creations.

Question: What’s one of your favorite horror films?

Answer: When I was little, I remember my older brother and sister were watching "The Exorcist." I snuck downstairs and I was sitting behind the chair and they didn't see me, so I watched it. That movie scared me for years [laughs]. It was horrible because I was really young when I watched it. I was 12.

Did you sleep by yourself that night?

No, I didn't sleep alone. I couldn’t sleep alone. There was no way! I slept in my parents' room.

How’d that work because you were too old to sleep in your parents’ room?

I went in there and just acted like I fell asleep. I stayed there the whole night. I wasn’t moving out of there [laughs].

What songs are in your Halloween light show?

Halloween types of songs. There’s “Bring Me to Life” from Evanescence. There’s “Thriller” by Michael Jackson. You know the song from the movie “It,” that’s called “You’ll Float Too?” There’s a band called Drowning Pool, and they sing the song [“Bodies,” which has the lyrics]: “Let the bodies hit the floor.” There’s Marilyn Manson’s “This is Halloween.” I have another song, but it’s not Halloween. It’s the song “Mony Mony” by Billy Idol. I wanted to do the theme from “Ghostbusters,” but I don’t have it ready.

Whether it’s Christmas or Halloween, how does it feel when people come to see your lights?

The thing I like the best, I'll be honest with you, is when I look outside and I see people have pulled over and they get out of the car and they’re running up and down the sidewalk dancing, or they’re just enjoying it. That’s what makes me happy.

People were dancing to your light show last year?

I can't tell how many times I would look out there and there are kids that are laughing, dancing and running. It was cool.
